The first step to apply for a rental property is to fill out online application form.
Keep in mind that you should never submit an application without inspecting the property in person. It may be tempting to put in applications for a large group of rentals at one time, but we will not accept applications from anyone who has not visited the property. For your application to be processed, you will also need to attach a few important documents.
To start your application, you will need to provide some legal proof of identification. At minimum, you will need to enclose a copy of your current driver’s license or passport. Further verification of your identity can take many forms, such as the following:
- Passport (40 points)
- Current driver’s license (40 points)
- Birth certificate (30 points)
- Proof of Age Card (30 points)
- Medicare Card (20 points)
- Credit Card (20 points)
- Motor Vehicle Registration (10 points)
- Bank Statement (10 points)
- Telephone, Gas, or Electricity Bill (10 points each)
You will need to supply at least 100 identification points to secure the property, so make sure that you do the math and search for other proofs if you fall short.
It’s also important to show that you have a stable, reliably income that can pay the rent each month. To prove your income, you will need to present your three most recent pay slips or bank statements. If you are self-employed, then you may submit your most recent tax returns and business registration instead.
It’s also important to show that you have a consistent rental record. Best way is to provide us with your last four rental receipts or printout of tenancy history.
You will also need to include proof of your current address. This can be provided in a multitude of ways:
- Water statements
- Gas statements
- Council Rates Notices
Once your application is approved, you will begin adding to your rental history report. By paying your rent on time, maintaining the property, and following your lease agreement, you can build an impressive rental history and streamline the application process in the future.
In order to apply for a rental property, you will also need to submit at least two written references that attest to your reliability and responsibility. Ideally, these references are written by past landlords who can confirm that you paid your rent on time, took care of your property, and abided by the terms of your lease.
If you have never rented a property before, don’t worry. There are still plenty of other people who can provide an appropriate character reference, such as current and former employers, friends, college professors, and anyone else who can confirm your work ethic and dependability.
After you finish applying for a rental property, we will begin processing and confirming all of your information. If you have included every document above and supplied us with all the information that we need, we will put you in touch with the property owner as soon as possible.
